Things To Plan For A House Clearance

1. Check through everything that you would like to keep (if you have time).

2. Compile a list of the furniture, white goods, garden, loft and garage items that need to be cleared. Cupboards of food, fridges and freezers will generally also be cleared by the clearance company, but it is always a good idea to check that this is part of the service offered. In addition, curtains, carpets and any items fixed to walls will be left, unless you have specifically requested that these items are also to be cleared. This exercise will prove useful when looking into potential clearance companies, as it will provide a guide as to how big or small the job is

3. Clearance companies are licenced to take waste away but there are exceptions that you will need to know. A standard waste carrier will not be allowed by law to take away the following:

  • Oil
  • Pesticides
  • Bleach
  • Fertilisers
  • Paint
  • White Spirit
  • Asbestos
  • Light Bulbs
  • Flourescent Strips
  • Household Batteries (Car, Motorbike, caravan batteries are allowable)
  • Cement Powder
  • Some companies may also decline to take away polystyrene and other materials

This is not an exhaustive list, so please ask the house clearance company what they will not be able to take away.

4. When searching for a house clearance company look on their website for information that they hold a current Waste Carriers Licence, issued by the Environment Agency. All clearance companies must hold a Waste Carriers Licence, to legally clear and dispose of your house clearance items. You can check their licence here.

5. Reputable, trustworthy and reliable companies will have positive feedback from previous clients, look for highly rated reviews, provided within the last 6 months.

6. If you are looking for the most recycled or environmentally friendly house clearance company, it is always a good idea to ask the person coming to view the clearance what happens with the items that will be cleared. They should know (without hesitation), what happens to these items!

7. The cost for clearing a house will vary greatly and any company looking to quote for your clearance will need to view the entirety of the clearance to provide a fixed quote. If there are any variables, such as you’re not sure if something is to be disposed of, you might keep hold of an item, you may sell an item or even add an item, then some companies may well still provide a fixed price or provide a price range, dependant on what is finally collected and disposed of.

8. Many companies will request a deposit, this could be up to 50% of the total quoted. Be sure you have completed your homework above, before handing over your hard earned money!

9. Choose a date and time for your house clearance that works well for you and the clearance company. Clearance companies (on the whole) will not want to complete the clearance at the weekend, as the commercial tips have limited hours at the weekend.

10. Before the day of the clearance, make sure you have either removed the items you want to keep or you have made it clear what is to stay (moving the items into a designated room, marking the items clearly).

11. Clearing a house from top to bottom can be a time consuming task and depending on the size of the clearance and the number of people completing the clearance, it may take all day or longer to complete. If the indication is that the clearance will take many hours, be sure to have a spare set of keys for the clearance company, so that they may come and go as needed and you can also go away, back home or to a café etc.

12. If your house clearance is due to a deceased family member, it can be an emotional time. If this is the case, some companies will be sympathetic and will try to not crash and smash around the items that the deceased may have held dearly to them. Your house clearance can be incredibly heartbreaking to you.
